If your mobile home has doors that stick, windows that are hard to open, or cracks in floors; these are just a few signs of a mobile home floor that needs to be re leveled. These are other common signs that your mobile home needs to be re leveled

  • If water on floors and countertops runs to one side instead of making a puddle
  • You see cracks in your ceiling or walls
  • Mobile home skirting buckles or blocks crack and move

  • If you notice anchor straps that are not tightened down

Blocks that are out of level or loose anchor straps are signs that your mobile home may need re-leveling.
Another common reason for your home being out of level is it was not installed properly when the mobile home was first set-up.

If there is no solid support underneath the leveling blocks, or the shims being used aren’t made of concrete or hardwood; they will compress overtime, or they may not have enough blocks in place for the mobile homes  frame.

Properly installed mobile homes set on concrete footings should not need re-leveling for years to come, but a hurricane or flooding conditions can change this. If your mobile home is set on footings that aren’t large enough, your mobile could sink over time. sink.

Repair for moisture in mobile home floors

Repair for moisture in mobile home floors is never an easy job and it’s always dirt work. Your mobile homes floor is also not a DIY project. Repairing the belly or the floor underneath your mobile home as it’s called is hot heavy work, that requires crawling around in the dirt and mold under your mobile home and it’s a job best left to professionals.

Our mobile home repair techs wear protective Tyvek suits and respirators when needed as well as eye protection.

When moisture is coming through the mobile home floors and mold is seen, we will always find split wood in the floors and insulation hanging down from the floor joist, as seen in the picture here.

This means you’re losing money on your air conditioning and heating bills and you’re exposed to rodents and insects coming in and out of your mobile home floor because animals will tear open and make nests in the damaged floors. 

These are the most common problems we see:

 

Holes in the floor of your mobile home, especially under bathroom and kitchen floors are the most common, but it usually extends into the main floors of your home as well.

  • Mold and rotten wood where there are water lines and wires go up into walls.
  • Rotted wood flooring under the hot water heater because of leaks in the pan.
  • Combustion air inlets for venting the water heater are a very common problem.
  • Moisture in the ground under mobile homes. This must be repaired!
  • Rain water that gets behind mobile home skirting.
  • Animals nesting as we discussed previously.

 

Mobile Home Floors will need to be replaced if the damage is severe:

  • We will identify any problems with plumbing and wiring under your mobile home.
  • We always identify and repair openings in utilities that go up into your mobile homes flooring and stop any air leaks that will cause you problems in the future.
  • We’ll make repairs to ductwork through all openings and holes in the floor to give you an air tight seal.

We can simply patch an existing mobile home floor, if that’s all that is needed..

For small to medium-sized holes or tears we can use a belly repair tape. For larger holes it will be necessary to install a new section of your mobile homes underbelly. Polyethylene is used for this.

We cut a piece of polyethylene larger than the hole in the floor that’s being patched.

We must carefully clean the damaged floor that will be patched. 

We always install new insulation in the area being repaired sometimes by directly attaching the insulation to the polyethylene with silicone.

In extreme cases we’ll replace the underbelly of the mobile home.

Replacing an underbelly is probably one of the most difficult repairs on a mobile home. Most underbelly’s are attached at the edge of the flooring and hang in the middle. Pipes and ductwork hang down underneath most mobile home floors
In most mobile homes we’ll be unable to place the polyethylene over the main I-beams, so we must work in between the beams. 

We’ll attach the polyethylene to the rim joist on the outside edge and wrap the edge of the polyethylene and screw it up, to make sure it stays in place. 

We carefully cut around pipes and make sure they are sealed.

Another important consideration is that your Mobile Home must be secured properly according to your local Building Code or your Insurance provider can deny paying your claims after a hurricane or other natural disasters.

A Mobile home that is not secured properly has no chance of withstanding a hurricane force winds and the main reason you see so much damage to mobile homes is because they are not tied down properly.

If your mobile was built before 1976, it was constructed to withstand winds up to 80 mph which is a Category One Hurricane. If your mobile home was built after 1976 it must be able to withstand winds of up to 110 mph, that’s within one mile an hour of a  Category Three Hurricane.

Here are some precautions to take to make sure you’re ready for a Hurricane in the Tampa Bay Area

Make sure your mobile home insurance coverage covers flood damage, because homeowners insurance does not usually cover flood damage.

Make sure your mobile home meets your local building codes for hurricanes.

Cover all your windows on your mobile home with 5/8 inch plywood panels or you can have commercial shutters for mobile homes installed.

Make sure all landscaping and trees are secured as well if there likely to be uprooted by high winds. These small trees and plants can become missiles in extremely high winds in a hurricane.

If possible evacuate after you have secured your mobile home. We suggest that you call us and we’ll do a free walk though and give you a free estimate for any items that need to be done to secure your mobile home for hurricane force winds.

If possible get together with your neighbors and make sure that everyone is taking these precautions. There unsafe homes debris can be blown into your mobile home.

Few mobile or manufactured homes can withstand hurricane force winds. Even if they are tied down you put yourself and family at risk by staying in the threat of high wind.

Do you know the elevation of your property and mobile home? If not call your local city or county governments and find out.

Are there streams or drainage channels near your mobile home? Flooding and fast moving water are always a concern for mobile homes. Once again the Mobile Home Tie Downs are the key to making sure your mobile home can withstand a hurricane.

Make sure to secure and stow away any lawn furniture or any other objects that could be blown away in high winds.

Using candles for light is dangerous in mobile homes because they can easily fall and cause a fire.

After the hurricane has passed watch for power lines that are down and may still be carrying current.

Always have plenty of bottled water on hand for during and after the storm.

These are just some of the many things you must keep in mind to be ready for a hurricane when you live in a mobile home. All of the other safety precautions for all buildings apply to you as well, especially water and food and battery’s and radios.

Mobile Home Repairs

Mobile Home Repairs are what we do at Florida Anchor and Barrier and we’re going to tell you the problems we see most often and how most of them are avoidable. Many of the mobile home repairs we see have been done by the owner and they’re dangerous to the people living in the mobile home as well as mobile homes that are in close proximity.

The first problem is what we specialize in and that’s Installing new vapor barriers underneath your mobile home. This is often called a Damaged belly wrap because the bottom of mobile homes are protected by a layer of plastic, which can become damaged and torn over time. The vapor barrier is primarily for making sure insects and rodents can’t get into your home.

There are many things that can damage a vapor barrier under a mobile home, such as electrical or plumbing repairs or additions to the mobile home where the vapor barrier is torn or damaged and it is not repaired correctly.

This is when insects and varmints will find their way into your home not to mention that hot and cool air is constantly escaping and your losing a lot of money on your power bill every month.

If you have a damaged vapor barrier and damaged skirting around the perimeter of your mobile home, varmints will tear at the damaged vapor barrier and make a home for their self’s or use the material for an existing home somewhere else.

Another problem we see quite often is damaged skylights on mobile homes. The problem is usually with curb that is raised up around the skylight and damaged roofs where the flashing (thin metal) is damaged and allowing water to enter the mobile home. This may also require some minor roof repairs to fix, but Florida Anchor and Barrier are State Certified General Contractors and we’re licensed to do any repairs needed for your mobile home.

Mobile Home Electrical problems are right up at the top of the list and most often it’s because of a repair performed by a well meaning relative or friend but many of the electrical problems we see are quite simply, very dangerous.

Most of the time it’s an overloaded electrical panel or unprotected electrical wiring which is the cause of most mobile home fires.

Damaged or worn out mobile home roofs are at the top of the list as well. Florida Anchor and Barrier offers a Roof over for damaged mobile home roofs that will save you thousands of dollars. Asphalt shingle roofs over poorly vented attic spaces in mobile homes will age much faster due to the heat building up in the mobile home attic causing most of the damage we see on mobile home roofs.

Mobile Home Tie Downs is another specialty of Florida Anchor and Barrier and we do mobile home tie downs all over the State of Florida. Anytime a mobile home is not tied down properly it will move every time there is a wind storm and this leads to many other problems. If your mobile home pads are not properly anchored into the ground below the steel frame; soil movement under your mobile home will cause piers to lean and lose contact with the steel frame of your mobile home, which causes settlement and will allow the tie-down straps to come loose.

Mobile home windows and doors are a source of water leaks and this can and will lead to mold and mildew problems which is very bad for the health of anyone living in the mobile home. We see a lot of window and door openings with that have had no caulk around them for years and have gone un-noticed by homeowners who could not understand where all the mold and mildew came from.

Mobile home skirting is constantly being damaged for many reasons and is only effective when there are no openings anywhere in the skirting. This is usually a quick fix requiring the placement of existing blocks or aluminum skirting and will protect you mobile home from a huge number of problems and it will keep your insurance company happy as well.

Florida Anchor and Barrier is offering a Free Mobile Home Inspection for Mobile Home Owners in Florida, to get their mobile homes checked by our licensed Mobile Home Installers, licensed by the Department of Highway Safety and motor vehicles, before the Hurricane season of 2013 gets started.

Most mobile homes experience so much destruction during hurricanes because, they have loose anchors and they are not tied down properly. Without tie downs for mobile homes that are secure and properly installed, your mobile home is going to experience damage during a storm that would otherwise be averted.

Here’s a list of potential problems that we always inspect during our free inspection of your mobile home:

We check for loose straps that are critical for holding your mobile home in place: this is a real problem with older mobile homes.

We make sure to check for the proper number of mobile home tie downs: three missing straps are all it takes for a mobile home to shift and break in high winds and we’ll make sure the straps are installed properly.

Mobile home tie down straps must be properly aligned, if they’re at an angle they can easily break during times of high winds and cause serious damage.

We’ll verify that your mobile homes ground anchors and stabilizer plates have been installed properly and that they’re secure and ready for the loads that will be placed on them during peak wind gust.

The support piers for your mobile homes must always be in contact with the n mobile homes frame. We’ll make sure they are.

If there are any signs of corrosion or damage to the mobile homes ground anchors or straps we’ll replace them after showing them to you first.

We’ll be answering questions and talking about the most common problems with mobile homes here. Many of these problems are avoidable, but when left to long without repair they must be done by a Licensed Contractor in Florida.

Damaged mobile home floors and vapor barriers are at the top of the list: Vapor barrier replacement is an important  

Damaged belly’s or the underside of mobile homes is one of the most common problems. If this barrier is damaged or broken it will cause an almost endless list of problems and a lot of them are dangerous to your health.

Many of the problems with mobile home floors and vapor barriers are a result of repairs to the mobile home. The floor in the mobile is cut to replace or repair pipes or when upgrades are installed and the floor is not resealed properly, which allows moisture and insects into the mobile home and the problems compound and you end up with a mobile home floor that leaks and sags and needs replacing or at least major repairs.

Vapor Barrier replacement must be done correctly, because they’re health issues here as well as structural problems. Florida Anchor and Barrier always includes Fogging for insects, mold and fungus fogging, along with the structural which is, removing all old insulation, re-strapping old duct fittings, installation of duct lift blocks, replacement of leveling shims, foam insulation around all pipes and fittings, replacing insulation with R-13, along with the replacement of the vapor barrier with the newest barrier available.
